Why home maintenance matters

For most homeowners, a house is the largest single asset they own. Looking after it isn't just an aesthetic choice: regular maintenance extends the life of structures, prevents moisture and mold damage, and keeps running costs under control.

Roof inspections, drainage flushing, ventilation filter changes and many other tasks are done rarely but on a fixed cadence, exactly the kind of thing that's easy to forget. A maintenance log keeps the schedule for you.

A small fix saves a big repair

Inspecting a drainage system every few years takes a couple of hours. The water damage from a clogged drain can run into tens of thousands. Replacing a ventilation filter takes an hour a year and saves electricity, since neglecting it makes the unit work harder and fail sooner. Maintenance debt builds quietly until the bill is large.

A maintenance log preserves home value

When you sell, buyers always ask: what's been maintained, and when? An up-to-date maintenance log reassures the buyer, speeds up the sale, and supports your asking price. It's the clearest way to demonstrate that the home has been cared for.

What a maintenance log holds

A good maintenance log isn't just a list. It's a living document. It contains:

Koto Home brings these together into one app. Recommendations are based on Finnish building guidelines: Motiva Oy's Pientalon huoltokirja publication and RT cards, meaning real building knowledge, not guesses.

Who Koto Home is for

Detached house owners

Koto Home is built for homeowners who want to keep maintenance history in one place. No spreadsheets, no folders of paper.

Cottage and second-home owners

Multiple properties under one account. A summer cottage has its own rhythm: closing for winter, draining water lines, autumn checks. Koto remembers them too.

New home owners

Start the maintenance log the day you get the keys. Warranty periods, contractor contacts and original documents stay safe for when you need them.

Property investors

Keep maintenance records of your investment properties in one place. Multiple homes under one account, each with its own log, documents and costs.

Property managers

Manage maintenance for several buildings from one app. Small housing-association histories kept clean, reports a click away.

Frequently asked questions

Is a maintenance log mandatory?

For private detached houses there is no statutory requirement, unlike for housing companies. But when you sell a home, the law obliges you to disclose its condition. An up-to-date maintenance log is the clearest way to meet that obligation and to reassure the buyer.

How do I know what to maintain in my home?

Koto Home creates the plan for you when you provide the basics: year built, heating system, ventilation, and other building systems. Recommendations are based on Motiva Oy's Pientalon huoltokirja publication and Finnish RT building cards: real construction knowledge, not guesses.

How often should different things be maintained?

It depends. Drainage inspection every few years, roof inspection annually, ventilation filters once or twice a year, chimney sweeping per regulations. Koto Home handles the schedule for you, so you get a notification when it's time to act.

The house is old and I don't remember what's been maintained. Can I still start now?

Yes. Start with what you remember. Add notes about previous work, and let Koto Home schedule what's coming. Over the years the picture fills in and the log becomes more valuable.

What happens if I skip maintenance?

In the short term, nothing visible. Long term, debt accumulates: moisture damage, higher energy bills, premature equipment failure, and eventually forced renovations that cost many times more than regular maintenance would have.

Is Koto Home free?

Yes, the app is free to download and use. No subscriptions, no hidden costs.
